How much does a builders clean cost?
What a post-construction clean actually costs in Brisbane, what changes the price, and how to compare quotes properly.
Why there is no flat rate
Every site is different, so a single advertised price would either overcharge small jobs or leave bigger ones short. We quote per site, and the quote is fixed once we give it. No hourly rates, no creeping extras.
What actually drives the price
- Size of the property and number of levels
- Stage of the build, and whether trades are still on site
- Condition, especially render, paint and adhesive left behind
- Number of bathrooms, and the amount of glass and tiling
- Whether it is one clean or a staged run across the program
- Access, parking and whether power and water are connected
Rough guide
As a rule of thumb, a single-dwelling final detail clean sits well below the cost of a delayed handover, and a staged run across multiple units is quoted per unit with a rate that improves with volume. Send the plans and we will come back with a fixed, itemised figure, usually within one business day.
What to check before you compare quotes
- Is it a fixed price or an hourly estimate
- Does the scope match a full checklist, or just a tidy up
- Is public liability insurance in place
- Will you get an itemised tax invoice with an ABN
- What happens if it is not up to standard at handover
